WHY ASBESTOS MUST BE REMOVED

Asbestos isn’t dangerous just by being present — it’s dangerous when it’s disturbed. Undamaged, sealed asbestos can sometimes be left in place safely. But once it’s cracked, drilled, cut, or starts to break down with age, it releases microscopic fibres into the air. Breathe those fibres in over time and they can cause serious, often fatal, lung conditions — including asbestosis, mesothelioma, and lung cancer. These illnesses can take 20 to 40 years to show symptoms, which is what makes ongoing exposure so easy to overlook.

This is why renovation work, ageing buildings, and general wear and tear all raise the risk over time — even in a property that’s been fine for decades. FAQs

How do I know if my property contains asbestos?

You often can’t tell just by looking — many asbestos materials look identical to non-hazardous versions of the same product. If your property was built or renovated before 2000 and you’re planning work, a professional survey is the only reliable way to know for certain.

We’d strongly advise against it. Disturbing a suspected asbestos material to take a sample is exactly the kind of action that releases fibres into the air — the risk of DIY testing usually outweighs the benefit. A professional survey is a safer and more accurate route.

 

There’s no fixed schedule for most homeowners — the key trigger is any renovation, demolition, or damage to a suspected material. Commercial properties with an asbestos management plan typically need periodic re-inspection; we can advise on a schedule that fits your building.

It doesn’t automatically mean immediate removal. If it’s in good condition and won’t be disturbed, it can sometimes be safely managed or encapsulated in place. If it needs to come out — because it’s damaged, deteriorating, or in the way of planned work — we’ll explain the process, give you a fixed price, and handle it from survey to disposal.

In homes, it’s most often Artex ceilings, garage roofing, airing cupboard tanks, and older floor tiles. In commercial and industrial buildings, it’s typically cladding, cement roof sheeting, pipe lagging, and ceiling tiles. See the table above for a fuller list.

It depends on the scale and location of the work. Small, contained jobs — like a single Artex ceiling — often don’t require you to vacate or close. Larger jobs may need part of the property sealed off temporarily. We’ll always tell you exactly what to expect before work starts, so there are no surprises.

We’ll always tell you clearly whether you need to vacate during the removal, based on the type and extent of asbestos found. Many smaller jobs don’t require you to leave.

It depends on the type, amount, and location of the asbestos. We give a fixed price after a free survey — no hidden extras.

If you’re planning building work or a sale on a property built before 2000, a survey is strongly recommended and often required by law before work starts.

It’s double-bagged, labelled, and taken to a licensed disposal site, with a Waste Transfer Note provided as proof of correct disposal.
