WHY CHOOSE US?
Testing tiles and adhesive separately – because both can independently contain asbestos, and finding one asbestos-free doesn’t automatically mean the other is too.
Removal that avoids the classic mistake – snapping or cracking tiles releases far more fibres than lifting them carefully, so we use controlled methods rather than a crowbar and brute force.
A subfloor ready for new flooring – including removal of residual adhesive where needed, so you’re not left with a surface that still needs further work before you can lay anything new.
WHY THIS MATTERS
Vinyl floor tiles from this era — often called vinyl asbestos tiles or “VAT” — commonly contain asbestos as a strengthening agent, and it’s a genuinely widespread issue rather than a rare exception in period properties. What surprises a lot of people is that the black bitumen adhesive used to stick the tiles down can also contain asbestos, independently of whether the tiles themselves do. This means testing just the tiles and assuming the floor is clear isn’t reliable, both layers need checking. The material is generally low-risk while the tiles are intact and stuck down, but the standard DIY approach to lifting old flooring i.e. levering, scraping, or snapping tiles up — is exactly the kind of disturbance that releases fibres. Our team of removal specialists take a controlled approach to minimise this risk.

FAQs
How do I know if my floor tiles contain asbestos?
Small, often 9-inch square tiles in muted colours or patterns, typically found in kitchens, hallways, and utility rooms of properties built or floored before the mid-1980s, are the classic sign. Reliable confirmation needs testing rather than a visual guess, since asbestos and non-asbestos tiles from this era can look identical.
Does the adhesive under the tiles need checking too?
Yes, and this is a common oversight — the black bitumen adhesive used to fix these tiles down can contain asbestos independently of the tiles themselves. We test both layers rather than assuming one result covers the other.
Can I just lay new flooring straight over the old tiles instead of removing them?
In some cases, if the existing tiles are intact, undamaged, and firmly stuck down, laying new flooring over the top can be an acceptable alternative to removal, avoiding disturbance altogether. It depends on the condition of the floor and what you’re installing — we can advise once we’ve assessed it.
Is it safe to remove asbestos floor tiles myself if I'm careful?
Often, yes — older loft spaces sometimes also have asbestos pipe lagging around the tank’s pipework, so we’ll take a look at what’s connected to it while we’re up there.
How much does asbestos floor tile removal cost?
It depends on the floor area and whether adhesive removal is also needed. We give a fixed price after testing, so there are no surprises once work starts.
How long does floor tile removal take?
A single room is often completed within a day, including testing, removal, and adhesive clearance. Larger areas or multiple rooms take longer — we’ll confirm timing as part of the quote.
