WHY THIS MATTERS
Artex itself isn’t usually the highest-risk form of asbestos — it’s a bonded material, and undisturbed, sealed Artex in good condition can often be safely left in place. The risk comes from disturbance: sanding it back before painting, drilling into it for a light fitting, or removing it with a scraper, all of which release fibres into the air of the room you’re standing in. This is the single most common way people are accidentally exposed to asbestos in their own homes, because Artex ceilings are so widespread and so rarely thought of as hazardous.

Can I test for asbestos myself?
We’d strongly advise against it. Disturbing a suspected asbestos material to take a sample is exactly the kind of action that releases fibres into the air — the risk of DIY testing usually outweighs the benefit. A professional survey is a safer and more accurate route.
How often should I have my property tested for asbestos?
There’s no fixed schedule for most homeowners — the key trigger is any renovation, demolition, or damage to a suspected material. Commercial properties with an asbestos management plan typically need periodic re-inspection; we can advise on a schedule that fits your building.
What happens if asbestos is found in my property?
It doesn’t automatically mean immediate removal. If it’s in good condition and won’t be disturbed, it can sometimes be safely managed or encapsulated in place.
