A refurbishment and demolition survey is more invasive, inspecting areas that would usually be left alone — because it’s designed to catch everything before construction work starts, when disturbance is guaranteed.

If you’re not planning any building work, a management survey is usually sufficient. If you’re planning renovation, extension, or demolition work of any kind, you need a refurbishment and demolition survey — a management survey isn’t enough and using the wrong one is a common, costly mistake.

 

It’s not always a legal requirement for residential sales, but many buyers’ solicitors now request one, particularly for older properties, and having it ready can prevent delays during conveyancing.
