Asbestos cement water tanks are generally low-risk while sitting undisturbed — the same principle as other cement-based asbestos products. The problem is that lofts rarely stay undisturbed once someone decides to insulate, convert, or repair them. Moving a tank to lay insulation underneath, disconnecting old pipework, or simply knocking it while working nearby in a cramped space are all common ways these tanks get cracked or broken without anyone intending it. Because loft spaces are also poorly ventilated compared to most rooms, any fibres released there can linger rather than disperse, which makes proper identification before starting work particularly important. How do I know if my water tank contains asbestos?

The classic sign is a grey, slightly rough-textured rectangular tank, usually in the loft, on a property built before the 1980s. Modern replacements are almost always black or grey plastic, so a cement-looking tank on an older property is worth checking before anyone touches it.

Generally yes, if it’s intact and undisturbed. The risk arises when the loft is being worked on — insulation, conversion, repairs — not from the tank simply sitting there in normal use.

 

We’d advise against it. Disconnecting pipework and shifting an old cement tank in a confined loft space is exactly the kind of handling that risks cracking it, and any asbestos waste needs licensed disposal rather than a standard skip.

Often, yes — older loft spaces sometimes also have asbestos pipe lagging around the tank’s pipework, so we’ll take a look at what’s connected to it while we’re up there.
