WHY CHOOSE US?
Identification before any pipework is touched – critical if you’ve got a plumber or heating engineer waiting to start a boiler replacement or system upgrade.
Careful removal of lagging and insulation – using containment methods suited to friable material, which behaves differently to bonded products like cement sheet.
Coordination with your other tradespeople – so the asbestos removal doesn’t hold up the wider job any longer than necessary.
WHY THIS MATTERS
Pipe lagging is typically a more friable form of asbestos than cement-based products, meaning the fibres are more loosely bound and can become airborne more readily if disturbed. This is different from something like guttering or cladding, where the asbestos is locked into a dense material. Lagging was often applied as a soft, wrapped or moulded insulation, which is effective at its job but means even relatively minor disturbance. Cutting into it, pulling it back to access a valve, or simply age-related crumbling can release fibres more easily than a cracked cement sheet would. This is one of the reasons pipe and boiler lagging removal is frequently treated as higher-risk, licensed work that should be handled by removal specialists like us.

FAQs
How do I know if my pipe lagging contains asbestos?
The classic sign is a grey, slightly rough-textured rectangular tank, usually in the loft, on a property built before the 1980s. Modern replacements are almost always black or grey plastic, so a cement-looking tank on an older property is worth checking before anyone touches it.
Is pipe lagging more dangerous than other types of asbestos?
Generally yes, if it’s intact and undisturbed. The risk arises when the loft is being worked on — insulation, conversion, repairs — not from the tank simply sitting there in normal use.
Can my heating engineer just work around the lagging?
We’d advise against it. Disconnecting pipework and shifting an old cement tank in a confined loft space is exactly the kind of handling that risks cracking it, and any asbestos waste needs licensed disposal rather than a standard skip.
How long does pipe lagging removal take?
Often, yes — older loft spaces sometimes also have asbestos pipe lagging around the tank’s pipework, so we’ll take a look at what’s connected to it while we’re up there.
Can this be coordinated with my boiler installation date?
Most jobs are completed within a few hours, including access setup, given the confined space involved. We’ll confirm timing once we’ve assessed the loft.
What happens to the lagging once it's removed?
We handle the safe removal and disposal of the asbestos tank. If you need a new tank fitted, we’re happy to coordinate with your plumber so the work runs smoothly in sequence.
