WHY CHOOSE US?
A clear answer through testing or survey – confirming whether your popcorn ceiling contains asbestos before any scraping, sanding, or renovation work goes near it.
Removal without spreading dust through the house – sprayed textured coatings can be more friable than trowelled finishes like Artex, so we use containment and wet-removal methods suited to that.
A ceiling ready for its next finish – left properly prepared for skimming, boarding, or redecoration once the material’s safely removed.
WHY THIS MATTERS
Popcorn ceiling coatings were applied by spraying rather than troweling, which generally makes them a looser, more friable material than a smoothed or patterned Artex finish. That difference matters practically: a popcorn ceiling that’s starting to flake or has been lightly touched can shed material more readily than a solid Artex surface would. As with Artex, the underlying risk is the same principle — undisturbed and in good condition, it’s low-risk; disturbed through sanding, water damage, or renovation work, it can release airborne fibres. Given how commonly this finish shows up in bedrooms and living rooms getting it checked by our experts before any work starts is worth the small delay.

FAQs
What's the difference between a popcorn ceiling and Artex?
Both are textured decorative ceiling finishes popular from the 1960s through the 1980s, but they’re applied differently — Artex is typically trowelled or patterned by hand, while popcorn ceilings are spray-applied, giving a bumpier, more granular texture. Both can contain asbestos depending on the specific product used.
How do I know if my popcorn ceiling contains asbestos?
You can’t tell reliably by looking at it, especially once painted. If the ceiling is original to a property built or decorated before the early 1990s, testing or a survey is the only way to know for certain.
Is a popcorn ceiling more risky than Artex if it contains asbestos?
It can be, because the sprayed application tends to make it more friable — looser-bound and more prone to releasing fibres if disturbed or damaged — compared to a smoothed or trowelled Artex surface. This doesn’t change the basic principle: undisturbed and intact, the risk is low either way.
Can I paint over a popcorn ceiling instead of removing it?
If it’s confirmed asbestos-free, yes. If it contains asbestos but is in good, undamaged condition and won’t be disturbed, encapsulation or careful painting over an intact surface can sometimes be appropriate — we’ll advise honestly based on its condition.
Why is my popcorn ceiling flaking or sagging?
This is often related to age, moisture, or previous water damage, and it increases the likelihood that material could already be shedding fibres. It’s a good reason to get it checked sooner rather than later, and to avoid touching it in the meantime.
How much does popcorn ceiling removal cost?
It depends on the number of rooms and total ceiling area involved. We provide a fixed price after testing or survey, so you know the full cost upfront.
